Our computer system produces daily reports to show any tenants who have not paid their rent. We then use strict arrears control procedure including SMS messages, personal contact, emails and reminder letters to ensure the tenants pay their rent. The key to arrears management is systematic, timely and frequent monitoring of rent payments. If they don't respond to these reminders we serve them a further warning letter, explaining that if they fail to pay they will be served with a Termination Notice.
